The rental market requires that a prospective tenant be prepared and decisive. I offer my rental clients the same quality of service as my buyers and sellers, but the rental market moves quickly so we have to move more quickly.

How's It Going To Work?

We need to have a straightforward discussion about what you want in your next home or tenant. Once your metrics have been established, I go to work for you. Rental offerings move on and off the market at a far more rapid pace than properties for sale. As with all housing, the quality varies widely and the best units will not be available long. Some of them are not even generally advertised and you have to be in the know.

We Found A Great Place!

As soon as a desirable property has been located, we'll prepare a complete application package. After you've been approved, the lease will be finalized. When the property manager has received the security deposit and any stipulated fees, along with the declaration page of your renter’s insurance, a date is set and you are provided with the keys to the unit. As part of my duties as your advocate, I always recommend a walk-through prior to possession to approve the condition and document any deficiencies. Being a residential rental landlord, I know exactly what to look for that you might miss.

After The Lease Is Signed

A lease is a binding, legal contract. It will not cease to be enforced if you lose your job or run short of cash, and needs to be given the same thoughtful consideration as any other legal document. Should problems occur, I can function as an intermediary and assist with the resolution of any disputes. Landlords have responsibilities too, and I am here to help with any issues stemming to the property or service. At the end of the lease term, the property needs to be returned in a clean and well maintained condition having only normal wear and tear. I will accompany you and the owner or representative on the final walk-through and act as your advocate in that process.

Get Along With Your Landlord? It Can Happen

I have been a tenant, I manage several rental properties for out of area owners, and I currently own five rental units personally, so I have firsthand knowledge of the pitfalls on both sides. The landlord/tenant relationship need not be adversarial, and surprising to many can be quite congenial. It has been my practice to remain accessible and helpful long after the agreement is signed and the furniture has been moved in.
