Charleston Area Rental Advice

You need a rental. You are looking for your first place, or your house in the previous town has not sold, or you it's just not right for you to purchase now. You need a rental. The rental process is much simpler than a purchase, but the market moves very quickly and there are unique issues to address for rentals to make everything go more smoothly with less stress.

Charleston Rental Checklist

  1. Identify the primary search area – Where would you prefer to live?
  2. Identify Your Specific Considerations

    2. Size
    3. Amenities
    4. Access to Work or Recreation
    5. Educational Concerns
    6. Medical Needs

  3. Selecting a Rental Agent
    1. Licensing – Is this a full service Realtor or a property manager?
    2. Knowledgeable about the rental offerings
    3. Experienced with rental contracts
    4. Personally provides service – does not “hand off” renters to an assistant
    5. Online Presence – Does this realtor have a good online presence?
    6. Testimonials/References – Get some rental testimonials!
    7. Honesty & Expertise – When you talk to a realtor, ask a question about rentals and then intentionally answer your own question incorrectly. Does this realtor correct the error?
  4. Housing Search
    1. Target List Developed
    2. Credit and Background Check Explained
    3. Properties Toured and Evaluated
    4. House/Unit Selected
    5. Repair List, If Any, Prepared
    6. Offer Prepared and Delivered
    7. Walk Through Completed Prior to Possession, Deficiencies Identified and Presented to Manager For Repair
    8. Utilities, Insurance, Telephone, TV, Internet, etc. Ordered
    9. Keys Provided
